Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale leaseback of Southern Perfection Fabrication’s 101,550-square-foot industrial property in Byron, Georgia.

“This transaction provided acquisition and growth capital while allowing Southern Perfection Fabrication to maintain long-term operations at its headquarters facility,” said Tyrell McGee, associate director investments. “The property’s location along the Interstate 75 corridor and continued demand for domestic manufacturing made it an attractive investment opportunity.”

McGee, sale leaseback specialist in Marcus & Millichap’s Chicago Downtown office, in association with John Leonard, Marcus & Millichap’s Georgia broker of record, exclusively marketed the property on behalf of Southern Perfection Fabrication and a Georgia-based holdco that will continue operating the business. McGee also procured the buyer, DWG Capital Partners.

“The Byron industrial market continues to benefit from strong manufacturing and logistics fundamentals,” added McGee. “Ongoing reshoring trends and proximity to Robins Air Force Base position Southern Perfection to capitalize on growing demand for U.S.-based metal fabrication services.”

Built in 1998, the property is situated on 13.61 acres in the Macon-Warner Robins region along Interstate 75. The facility is subject to a 20-year absolute net lease with Southern Perfection Fabrication, a manufacturer of steel, stainless steel, aluminum and magnesium fabricated products.
