Tuesday, February 17th, 2026

Parkland Residential, the build-to-rent (BTR) division of Parkland Communities, announces that Morgan Park, a new rental community in Fayetteville, Georgia, is now leasing. The community will celebrate its official grand opening on February 27.
After just one week of onsite leasing with an open office, Morgan Park has already recorded more than 20 showings and 10 applications, signaling strong early demand. Model home staging will be completed next week, further enhancing the touring experience for prospective residents. Beginning February 2, renters are invited to tour the community with leasing agent Ron Telfair.
“Our team is thrilled to welcome new residents to Morgan Park,” said Jim Jacobi, President of Parkland Communities. “This community reflects collaboration with local government and partners to provide quality housing that enhances Fayetteville’s thriving environment.”
Morgan Park offers two open-concept floor plans:
-
The Dogwood: This 1,958 square foot home includes three bedrooms, two-and-a-half baths with a loft and a garden tub.
-
The Laurel: This 1,636 square foot home includes two-bedroom, two-and-a-half bath and a private deck.
Both plans feature one-car garages, oversized primary suites with walk-in closets and dual-vanity baths. Kitchens feature quartz countertops and flow seamlessly into spacious living areas, ideal for everyday living and entertaining. Covered decks and inviting porches overlook the central community green.
Designed for today’s renters, Morgan Park homes include smart home technology such as smart locks, smart garage doors and smart thermostats. Garages are EV-capable, offering added convenience for residents with electric vehicles.
Leasing and property management at Sugarloaf Landing are handled in-house by Prim Properties.
“Morgan Park is already generating significant leasing momentum, exceeding what we have seen at any community to date,” said Brett Forney, managing partner at Prim Properties. “The early activity demonstrates strong demand for well-designed rental homes in a prime Fayette County location.”
Located between E. Laier Avenue and Booker Avenue, Morgan Park features 124 rear-entry stacked townhomes designed around New Urbanism principles and centered on a large, picturesque community green. Community amenities include a cabana, two pools, a large playfield, a dog park and a dedicated mail kiosk, offering residents a family-friendly, maintenance-free lifestyle.
Fayetteville continues to grow as a vibrant city, home to Trilith Studios and the forthcoming Arthur M. Blank U.S. Soccer National Training Center, which will serve as the permanent headquarters for the U.S. Soccer Federation and a training ground for all U.S. national teams. The city also offers scenic parks, historic sites, a thriving arts and culinary scene and strong schools, including Spring Hill Elementary, Bennett's Mill Middle and Fayette County High School.
